Terms of Service
The ground rules for hiring us, for using this website, and for the text messages we send. Written to be read, not to hide anything. Last updated August 19, 2026.
The short version
We show up, we tell you the truth about what your land needs, and we stand behind our work. You pay us for the work when it is done. If something goes wrong, call us first and we will make it right. Everything below is the longer version of that.
Who these terms are between
These terms are an agreement between you and J Schleis Services LLC (“J Schleis Services,” “we,” “us”), a forestry mulching and land clearing contractor in Manitowoc, WI. They apply when you use this website, when you contact us, and when you hire us to do work. If you do not agree with them, do not use the site and do not book work with us.
What we do and where
We perform mechanical vegetation work — forestry mulching, land clearing, brush and invasive species removal, habitat and reforestation site preparation, trail and food plot clearing, and related skid steer work — on property across Manitowoc, Brown, Kewaunee, Calumet, Sheboygan, Door and Outagamie counties in Wisconsin. If you are outside that area, call and ask; we will tell you honestly whether we can get to you.
What we do not do. We do not apply herbicide or any other pesticide, and we do not subcontract chemical application under our name. We do not write forest management plans, and we do not obtain permits on your behalf. Where a job needs any of those, that is a separate arrangement between you and a licensed applicator, a certified plan writer, or your county office.
We work on residential systems. We are not taking on large commercial or industrial projects, and we will say so up front rather than take a job we are not the right fit for.
Estimates, diagnostics and pricing
Estimates for replacement and installation work are free. Diagnostic visits on a system that is not working may carry a service charge, and we will tell you what that charge is before we come out — never after.
An estimate is based on what we can see when we walk the property. Ground and vegetation hide things — buried debris, old fence wire, stumps, wet spots, rock, a stand thicker than it looked from the edge. If we find something nobody could have known about, we stop, show you, and tell you what it changes before we do the extra work. You will not get a surprise on the invoice.
Estimates are good for 30 days. Equipment pricing from manufacturers moves, and after 30 days we may need to re-quote.
Scheduling, access and cancellations
We will give you an arrival window and we will call or text if anything changes. Emergencies happen in this trade — a family with no heat in January gets moved up — and if that pushes your appointment we will tell you as soon as we know.
To do the work we need safe access for a skid steer and a trailer, and we need to know about anything buried or hidden before we start: property lines, septic fields and tanks, wells, buried utility lines, drain tile, irrigation, fencing, survey markers and anything you want protected. You are responsible for telling us where those are and for having public utilities located before we start. Please keep people, pets and livestock clear of the work area while the machine is running.
Ground conditions decide a lot of this work. If the ground is too wet to work without damaging it, we will say so and reschedule rather than tear up your property to stay on a calendar.
If you need to cancel or reschedule, let us know as early as you can. If we arrive for a scheduled appointment and nobody is home and we cannot reach you, we may charge for the trip.
Payment
Unless we have agreed to something else in writing, payment is due when the work is finished. Larger jobs may require a deposit or progress payments, and we will tell you the amount in advance. We accept cash, check, ACH and, for trade and government accounts, invoice on net terms.
Past due balances may carry a late charge at the maximum rate Wisconsin law allows. If a balance goes unpaid we may suspend warranty labor on that job until it is settled, and we may recover our reasonable collection costs.
Our warranty
We carry a 2-year workmanship warranty on the work we perform. If something we did was not done properly, call us and we will come back and put it right.
Repairs carry a warranty on the specific part we replaced and our labor on it. We will tell you the term at the time of the repair.
What the warranty does not cover, and this one matters. Vegetation regrows. Mulching and mechanical clearing cut the top off; they do not kill the root, and woody invasives — buckthorn, honeysuckle, autumn olive, box elder, black locust — will send up new shoots. Regrowth is not a defect and it is not covered by any warranty, ours or anyone else's. Keeping an area open takes maintenance passes, and in most cases follow-up treatment by a licensed applicator. We tell you this before we quote, and we will tell you again here.
Also not covered: damage from storm, flood, fire or animals; work done by someone else after us; changes you make to the site afterwards; erosion or drainage outcomes that depend on the slope, soil and rainfall; and the survival or performance of anything planted after we prepare a site, which depends on the planting, the season and the weather.
Warranty work is performed during our normal business hours. If you need us after hours on a warranty issue, after-hours labor may apply.
Maintenance agreements
If you sign up for seasonal maintenance, the visits, what is included, the price and the term are set out on the agreement itself. Those terms control if they differ from anything here.
Licensing and insurance
We carry general liability insurance and will provide a certificate on request. Any subcontractor we bring onto your job is required to carry the same.
We state our credentials plainly rather than leaving them vague: as of August 19, 2026, J Schleis Services LLC is insured; is not bonded; is not SFI certified; does not hold a pesticide applicator license; and is not yet registered as a public procurement vendor. Bonding, SFI certification and vendor registration are in progress. If a project requires one of those, we are not eligible for it today and we will tell you so.
Text messaging terms
These terms cover the text messages sent by J Schleis Services LLC.
Signing up. By giving us your mobile number — on a form on this website, in the chat, in person, or by texting us first — and agreeing to receive texts, you consent to receive text messages from us at that number, including messages sent by an automated system. Consent to receive texts is not a condition of buying anything from us. You can always just call.
What we send. Appointment confirmations and reminders, on-the-way notifications, estimates and invoices, questions about your system, follow-up after a job, review requests, and seasonal maintenance reminders. Some replies may be handled by an automated assistant before a person picks it up.
How often. Message frequency varies based on your service and the jobs you have with us.
Cost. Message and data rates may apply. We do not charge you for the messages; your mobile carrier may, according to your plan. Check with your carrier if you are not sure.
To stop. Reply STOP to any message at any time. You will get one final message confirming that you have been unsubscribed, and after that we will not text you again unless you sign back up. You can also call us at (920) 362-1569 or email jschleis90@icloud.com and ask us to take your number off.

Carriers and delivery. Supported carriers include AT&T, Verizon Wireless, T-Mobile, Sprint, Boost Mobile, MetroPCS, U.S. Cellular, Cricket, Virgin Mobile and others. Mobile carriers are not liable for delayed or undelivered messages. Text messaging is not a guaranteed delivery service, so do not use text messaging for an emergency — if something on your property needs immediate attention, call us at (920) 362-1569, and call 911 if anyone is in danger.
Your information. How we handle your mobile number is covered in our Privacy Policy. In short: no mobile information will be shared with third parties or affiliates for marketing or promotional purposes, and opt-in data is never sold or shared except with the providers who deliver the messages for us.
Using this website
You are welcome to read this site, print a page, and send it to a neighbor. You may not copy our photos, text or logo for your own business, scrape the site, or try to break into it.
J Schleis Services LLC opened in 2026. While we build up a library of our own job photography, some images on this site illustrate the type of work we do rather than depicting a specific job we completed, and they are being replaced with real job photos as jobs finish. The words on our service pages describe how we normally work; they are not a promise about your particular property, which we have not seen yet.
Prices, availability and content on the site can change without notice. We do our best to keep it accurate and current, and if you spot something wrong we would like to know.
Other people's links and tools
This site links out to other places — our Google Business Profile, our Facebook page, manufacturer sites — and it uses tools built by other companies for the contact form, the chat, and reviews. We do not control those companies or their websites, and their terms and privacy policies apply when you use them.
Limits on what we are responsible for
We are responsible for doing our work in a workmanlike manner and for damage we actually cause. We are not responsible for pre-existing conditions on the property that we did not create, or for damage to anything buried or hidden that we were not told about; for damage from failing to maintain a system; for regrowth of vegetation; for drainage, erosion or planting outcomes that depend on soil, slope and weather; or for losses that are indirect — lost income, lost crop, lost hunting season — unless Wisconsin law says otherwise.
Except where the law does not allow it, our total liability on any job is limited to what you paid us for that job. Nothing in these terms limits any right you have under Wisconsin consumer protection law, and nothing here limits our responsibility for injury caused by our negligence.
If you have a problem with our work, call us first, and give us a fair chance to come look at it and fix it. That has solved every issue so far.
Governing law
These terms are governed by the laws of the State of Wisconsin. Any dispute will be handled in the state or federal courts serving Manitowoc County, Wisconsin.
Changes to these terms
We may update these terms. When we do, we will change the date at the top of this page. Continuing to use the site or to hire us after a change means the updated terms apply.
